Short answer

Ask the seller for the scheme name, the plot number and the JDA site plan. Then search the scheme on JDA's online Scheme and Allottees page, check its status and layout plan, and for a new colony also search the project on the Rajasthan RERA portal. The online data is for information only, so before you pay, get a certified copy of the scheme map from JDA and match the plot on the ground.

What does “JDA approved” actually mean?

Sellers use “JDA approved” to mean different things, so ask which one they mean. It can mean any of these:

  • The scheme is approved. JDA has approved the colony’s layout plan. This is what most buyers have in mind.
  • The plot has a JDA patta. JDA has issued a lease deed or freehold deed for that exact plot. Our guide on JDA patta, society patta and freehold explains the difference.
  • A building map is approved. JDA has passed the building plan for a house or building on the plot. That is a separate approval, for construction.

A plot can have one of these and not the others. So ask what exactly is approved, and ask to see the paper.

What do you need from the seller first?

You cannot check anything without three details. Ask for them before the first visit:

  1. The scheme name, exactly as it appears on the papers.
  2. The plot number and block or sector.
  3. The property service number, if the plot has one in JDA’s records.

Also ask for a copy of the JDA site plan for the plot. A seller who will not give the scheme name is the first warning sign.

How to check a JDA approved plot online, step by step

Six steps to check a JDA approved plot in Jaipur: get the scheme name, search JDA’s Scheme and Allottees page, open the layout plan, check RERA for new colonies, get a certified copy from JDA, and match the plot on site

  1. Get the scheme name, plot number and site plan from the seller, as above.
  2. Search the scheme on JDA’s Scheme and Allottees page. It is under Citizen Service on jda.rajasthan.gov.in. You can search by property service number, by scheme name, or with Advance Search. The results show the developer, the scheme name, the sector, the type of developer, the JDA zone and the scheme status. For example, when we searched “Vaishali” on 3 November 2026, the list showed Vaishali Nagar, sector B, developer JDA, Zone 07, status Approved. If you have the property service number, also try JDA’s Online Verification page, which shows the dispatch status of documents JDA has issued for it.
  3. Open the layout plan. The results link to the scheme’s plan and, for many schemes, to lists of allottees, membership and transfers. Find your plot number on the plan and note its size and the road beside it.
  4. Check RERA if it is a new colony. If a developer is selling plots in a new project, search the project on the Rajasthan RERA portal. The RERA section below explains when this applies.
  5. Get a certified copy from JDA. JDA’s own search page carries a note: the data is for information only, and for official data you should go to the Deputy Commissioner’s zone office. The next section explains how.
  6. Match the plot on the ground. Check the number, size and road width on site against the plan.

If the scheme does not appear at all, do not assume the worst, and do not assume the best. Names are often spelt in different ways. Try a shorter part of the name, then ask the zone office.

How do you get official confirmation from JDA?

The online search is a first check. For proof you can rely on, use JDA’s online citizen services. They list certified copies of:

  • the scheme map;
  • the site plan, the patta, the allotment letter and the possession letter;
  • approved schemes of JDA, of cooperative societies and of niji khatedar (private landowner) schemes;
  • 90-B orders and decisions, the land conversion orders for farmland.

To apply, you register on the portal (sign-in is through Rajasthan SSO), upload the papers, and book a slot to show the originals at JDA. JDA posts queries and the issued document on your dashboard. We do not quote fees here, because they vary; the portal shows the current charge for each service.

A certified copy of the scheme map, with the plot marked, is the paper to compare with the seller’s site plan. If the two do not agree on the plot number, size or road width, stop and ask why.

Which official source tells you what?

Comparison of five official checks for a Jaipur plot: JDA Scheme and Allottees, a certified copy from JDA, Nagar Nigam’s scheme list, the Rajasthan RERA portal, and the zone office, with what each one shows

Source What it shows Good for Limit
JDA Scheme and Allottees Scheme status, zone, layout plan, allottee and transfer lists A quick first check of any JDA, society or niji khatedar scheme For information only
Certified copy from JDA Scheme map, site plan, patta, 90-B order Proof to show a lawyer or bank Takes an application and a visit
Nagar Nigam Jaipur scheme list 570 older schemes with approved maps and some allotment lists Older colonies inside the municipal area The site says its data cannot be used for legal purposes
Rajasthan RERA portal Registered projects, searchable by district, tehsil, project and promoter New plotted colonies sold by a developer Shows RERA registration, not JDA approval
Deputy Commissioner zone office JDA’s official record Settling any doubt You need to go in person

When should you check the Rajasthan RERA portal?

Check it when you are buying from a developer in a new colony. Section 3 of the Real Estate (Regulation and Development) Act, 2016 says a promoter cannot advertise, book or sell any plot in a project without registering it with the state’s RERA authority. The Act exempts projects where the land is 500 square metres or less, or where there are eight apartments or fewer, and it lets a state lower those limits.

On rera.rajasthan.gov.in you can search projects by district, tehsil, project name or promoter name. Match the name, the promoter and the location with the brochure.

RERA registration and JDA approval are separate things. A registered project still needs its land and layout in order, and an older colony built before the Act may not appear on RERA at all. Use RERA as one more check alongside JDA’s records.

What about older colonies?

Many established colonies were planned decades ago, by JDA or by housing cooperatives. For colonies inside the city’s municipal area, Nagar Nigam Jaipur runs its own “Find scheme name and allottees” page. When we checked it on 3 November 2026 it listed 570 schemes, each with its JDA zone, its Nigam zone and an approved map. The site says its information is indicative and cannot be used for legal purposes, so treat it as a lead and confirm with JDA.

For a cooperative society plot, also read about the December 2025 change to society patta registrations. Whether a plot can be registered today matters as much as whether its scheme is approved.

How do you match the plot on the ground?

Papers can be right and still describe a different piece of land. On your visit:

  • Count the plots from a corner or a fixed landmark, and check the number against the layout plan.
  • Measure the frontage and depth with a tape. They should match the site plan.
  • Measure the road width in front of the plot and compare it with the plan.
  • Look at the neighbours. Built houses with numbers help you place the plot.

Our Kanak Vrindavan locality guide has more on reading a site plan, block by block.

What are the warning signs of an unapproved colony?

  • No scheme name, or a name that does not appear in any official search.
  • Plots sold on farmland with no land conversion order. In October 2024 the Times of India reported that JDA demolished seven colonies being built on private farmland without its clearance.
  • Only a “society patta” or a notarised paper, with no JDA document.
  • A brochure that says “JDA approved” but no site plan for the exact plot.
  • Pressure to pay a token the same day, before you can check.

What we do before listing a plot

Before a plot goes on our site, we check the scheme and the papers for that exact plot. Plot B-67 in Vaishali Nagar, for example, is in Vaishali Nagar’s B-Block, the JDA scheme in Zone 07 that showed as approved in the search above. You can check any plot we show with the steps on this page.

If a step is unclear, or a paper does not match, ask us and we will tell you what to look at next.

Questions people ask

How can I check online if a plot is JDA approved?

Open the Scheme and Allottees page under Citizen Service on JDA's website, search by the scheme name or the property service number, and read the scheme status and layout plan. JDA says this data is for information only, so confirm with the Deputy Commissioner's zone office or a certified copy before you pay.

Is there a JDA approved colony list in PDF?

JDA does not publish one downloadable list of every approved colony. Its online services offer certified copies of approved schemes of JDA, of cooperative societies and of niji khatedar schemes, and Nagar Nigam Jaipur lists older schemes with approved maps. Lists shared on social media are not official.

What is a property service number?

It is the number JDA's records use for a property. If the seller has it, you can search the plot directly on the Scheme and Allottees page and on JDA's Online Verification page.

Does RERA registration mean a plot is JDA approved?

No. RERA registration means the promoter has registered the project with the Rajasthan Real Estate Regulatory Authority. JDA approval is about the land and the layout. For a new plotted colony, check both.

Do all plotted colonies need RERA registration?

Under section 3 of the RERA Act, 2016, a promoter must register a project before selling plots in it, unless the land is 500 square metres or less or the project has eight apartments or fewer. A state can lower these limits. Older colonies completed before the Act are also outside it.

Can I trust a seller's brochure that says JDA approved?

Treat it as a claim to check, not as proof. Ask for the scheme name, the patta and the site plan, then check the scheme yourself on JDA's website and at the zone office.

Which JDA zone office should I visit?

The scheme search shows the zone of each scheme, such as Zone 07 for Vaishali Nagar. Visit that zone's Deputy Commissioner office, because JDA names it as the place for official data.
