Where is Kanak Vrindavan?

Kanak Vrindavan Township is on Sirsi Road in west Jaipur, in the 302021 area. On OpenStreetMap, Sirsi Road is a main road that runs west from Sodala.

PCG’s office is inside the township, at SKL Shopping Center, C Block. In a straight line it is about 4.5 km west of the centre of Vaishali Nagar, and about 1.3 km from the western end of Gandhi Path West. The map further down shows the township.

What is inside the township?

These details come from PCG’s own plans and listings:

• Block B. A row of duplex villas on 30 ft by 50 ft plots (166.66 sq yd) on a 40 ft road, and a corner plot of about 2,167 sq yd on the 100 ft sector road.
• Block G. Bazaar Street, the commercial strip, with plots C-1 to C-7 on the 160 ft and 200 ft sector roads. Block G also has group-housing land, such as a plot of about 2,194 sq yd on the 200 ft road, and a 272 sq yd plot on a 40 ft road.
• SKL Shopping Centre. A two-storey block of JDA patta shops, where PCG’s office is.

How big is a plot here? Gaj, square yards and square feet

In Jaipur, plots are quoted in gaj. One gaj equals one square yard, or 9 square feet. These are sizes PCG has handled in the township.

What should you check on the site plan?

The JDA site plan for the exact plot tells you more than any brochure. These are the points we look at first:

• The block and plot number. More than one scheme in this area uses the Kanak Vrindavan name, so ask which block and which scheme the plot belongs to.
• The road width and what is in front. Bazaar Street plots show parking strips between the plot and the sector road. Ask what each strip is for and whether it is part of the plot.
• The shape. Some plots are triangles or wedges, so the usable depth is less than the road frontage suggests.
• Height, coverage and setbacks. They are written on the site plan.

Is Kanak Vrindavan a good place to invest?
